London Living Rent provides high quality rented homes on stable tenancies, with rents based on a third of local household incomes. Wembley Park Residential are pleased to offer 32 affordable homes under the London Living Rent Scheme.
ELIGIBILTY TO RENT A LLR APARTMENT IS SPECIFIC WITH THE FOUR MAIN CRITERIA:
• An annual household income of less than £60,000
• Not own any other residential property
• Live or work in London
• Demonstrate the ability to pay the stated rent and provide a deposit in line with standard Assured Shorthold Tenancy rates.
NB – Where there is interest from more than one prospective applicant, priority will be given to Key Workers and those with the lowest household income. Allocation of an LLR apartment is awarded based on the number of occupiers in your household. e.g. For two bedroom apartments a minimum of two
persons would be required. Families will also be given priority for this apartment type.
RENT LEVELS
The LLR rents are published by the GLA annually and for 2021/2022 Tokyngton Ward, which includes Wembley Park, rents are as follows:
£796.00 for a 1-bedroom apartment
£884.00 for a 2-bedroom apartment
Each apartment is fitted with fibre optic broadband which is included within your monthly rent.

Robinson South – 9 Two Bedroom LLR apartments
Robinson East – 16 One Bedroom LLR Apartments, 1 Two Bedroom LLR apartments
Before your application can be considered you will need to complete an LLR application form. Please contact us at: lettings@wembleypark.com and provide
the name and email address for all applicants over the age of 18, and we shall send you an LLR application form to complete. Completed application forms
should be returned to the same email address, along with the following:
• Passports or documents proving an indefinite
right to remain in the UK
• Your last 3 months payslip
• Contract of Employment
• Proof of address – Utility bill / council tax bill dated within the last 3 months
Once an applicant has met the eligibility criteria for a LLR dwelling they will be offered an Assured Shorthold Tenancy (AST) for a term of 12 months, 24 months or 36-months duration.
Applicants will then be required to pay an initial holding deposit equivalent to 1 weeks rent to reserve the apartment. Applicants will also be required to complete an online referencing application via a 3rd party referencing agency to determine ability to pay. References checks shall include the following:
• 3 year address history check
• Credit Check
• Employer reference to confirm that household is:
• earning less than the GLA income threshold of £60,000 per annum*
• A gross salary of x30 the monthly rent per annum which proves ability to pay
• Previous Landlord reference to confirm that applicant(s) have met the conditions of their current/ previous tenancy agreement.
Upon receipt of satisfactory reference checks the applicant will be required to pay 1 months’ rent and £500 deposit. The initial 1 weeks holding deposit shall be credited to the 1st months’ rent
* Please note that this LLR scheme follows the GLA rent setting exercise but is not a direct route to homeownership.

Application and Allocation Process

Application process: All interested parties will be required to submit the following prior to being included in the application process.
Interest list will begin on 8th November and close on 22nd November 2021
All applicants will be required to complete an LLR application form and provide us with the following for all applicants within the household who are above the age of 18.
- Passport or documents proving an indefinite right to remain in the UK
- Last 3 months payslip
- Contract of employment
- Proof of address
The allocation process will take place on 23rd November and successful applicants calls will be contacted between the 24th and 27th November.
The allocation process will be applied as follows for all income qualified applicants applied in order of submission into the following priorities: (i.e., if 5 applicants qualify as #1 priorities then submission date of application will set priority)

- 1st Key worker applicants, who already live and work in Brent
- 2nd Key worker applicants who already live in Brent
- 3rd Key worker applicants who work in Brent
- 4th Key worker applicants who live and work in any combination of Brent and greater London
- 5th Key worker applicants who live and work in Greater London
- 6th Key worker applicants who live and work in the UK
- 7th Key workers who live or work outside the UK but have the right to live and work in UK
- 8th Non key worker applicants who live and work in Brent
- 9th Non key worker applicants who Live in Brent
- 10th Non key workers who work in Brent
- 11th Non key workers who live and work in any combination of Brent and greater London
- 12th Non key workers who live and work in Greater London
- 13th Non key workers who live and work in the UK
- 14th all other income qualified applicants
Award and Let process
Upon receipt and review of the application form(s) we shall determine which priority group your application falls into as per above.
Single applicants can only be awarded a 1-bedroom apartment. There will need to be two or more persons living at the property to be awarded a two-bedroom apartment. Within the priority groupings listed above those with the lowest household income provided they earn 30 times the monthly rent in a year will receive priority over a higher earner unless the higher earner is a key worker.
Once the closing period for applications has been reached, we shall determine which applications are successful and contact applicants to arrange a viewing
Applicants will be shown apartments and will then be given 24hrs to decide whether they wish to procced.
Once an applicant confirms that they wish to go ahead, and a start date has been confirmed they will be issued a payment link of £175.00 to formally reserve the apartment.
All applicant(s) over the age of 18 will then be issued a 3rd party reference link to complete within 24hrs of receipt.
The reference checks will determine credit rating, linked addresses, verify employment and previous landlord reference.
An ‘acceptable’ reference report must be confirmed via the 3rd party referencing company to deemed eligible for the London Living Rent apartment.
Lease must be signed the earlier of 72 hours from receipt or by 31st December 2021.
